Curb Appeal….How important is it?

   What is curb appeal and why should you care about it? Curb appeal is how attractive the exterior of a residence is as viewed from the street. Mastering this concept can be quite elusive however, with the right trips and some TLC, homeowners can increase the value of their home and the likelihood of it selling.

The Home:

Make sure the home is well maintained, clean, and inviting! Too much clutter and pending repairs will distract buyers from seeing the actual house and its potential.  

Buyers want to envision themselves living in the home and may be thrown off by the distractions of an ill-kept house. The majority of the market is not looking for a fixer-upper; make sure both the interior and exterior of your home looks fresh and new! 

 

Home Upgrades:

First, make sure to set your budget before going fourth with any improvements. It is important that you maximize your return on investment when spending money on a home you are looking to sell.

 

 Front Door- The front door is essentially the first  impression of a home. The way you dress it up can go  a long way towards presenting an inviting  appearance. This is a very easy in inexpensive fix!  Spruce up the front door with a refreshing coat of  pain and some extra elements of design. For example,  adding a wreath, door sign, doormat, light fixtures, or  plants next to the door, send a comfortable vibe as  well as a pop of style.

 

 

 

 

Roof& Gutters- Something so important yet easily overlooked by homeowners…. not easily overlooked however by home inspectors. Make sure to clean the gutters and always be aware of the condition of the roof. Replacing the roof can be expensive and something that will significantly decrease the value of a home. Take necessary measures to repair or even replace the roof if need be.

   Windows- First things first…no baby fingerprints or doggy nose prints on the windows! Windex to the rescue! Adding or repainting existing shutters and trim give even the smallest of windows an open spacious feel. Pull back the curtains and let the sun shine in.

Landscaping and Yard Maintenance:

 Believe it or not, buyers will notice the landscaping surrounding the home before they notice that fireplace or master suite. The yard is not going to be the do-all-end-all of a home, but it will attract buyers. The better the yard looks, the more buyers will want to see what lies on the other side of the door.

Flowers and Grass- Keep flower beds free of weeds and freshly watered. Flowers are a great way to add color to a yard, and trees are aesthetically pleasing as well as practical.

Yard Accents- yard accents include Gates, Fences, Benches, Mailboxes, removable garden décor, light fixtures and water (fountain, fish pond etc.).

   

Driveway/Patio- Make sure to sweep outdoor area and pull any weeds growing in between outside bricks of a patio or driveway. Having a lit walkway is also a lovely touch!
